How Much Does Kitchen Renovation Countertop Installation Cost in Toronto?

Last updated: By The Slab Desk

A kitchen renovation with new counters in the Toronto area runs $150 to $500 per sq ft of kitchen, before HST, as published by RouteHomes (Toronto, 2026); same $150-$500+ range confirmed by Leo Constra, and Sosna cites $250-$400 for a quality renovation. Scope decides everything: cabinets, the surface, appliances, flooring, lighting, and how far the plumbing and electrical have to move. Moving a sink or a range is the expensive change, because it pulls in a plumber, an electrician and often a permit. Condo work adds building rules, elevator booking and restricted work hours that a house renovation never faces.

What does a kitchen renovation with new counters cost?

These are not Countertop Installers estimates and they are not a market survey. Every range below rests on 3 independent companies publishing prices on 3 of their own pages, read off those pages in August 2026: RouteHomes, Adept Renovation & Painting, Stone Wizards. Most are GTA fabricators and suppliers, and several are listed in this directory. Read each one as what that company advertises, not as what a job settles at: an advertised range is written to win the work, a real quote is measured on site. Where two companies disagree, each range is published under its own company's name rather than merged into a wider band neither of them quotes.

Cosmetic kitchen refresh, same layout (painting, hardware, counters, backsplash)RouteHomes' lightest scope, which it puts at 1 to 3 weeks. It publishes a separate basic renovation tier at $20,000 to $40,000 immediately below it; this row previously merged the two into one $10,000 to $40,000 band.$10,000–$25,000per project (CAD, before HST)RouteHomes (Toronto, 2026 kitchen renovation costs)
Basic kitchen renovation, same layout and budget finishesRouteHomes' second tier, at 3 to 5 weeks, described as the same layout with budget finishes and limited trade work. It overlaps the top of its own cosmetic refresh tier.$20,000–$40,000per project (CAD, before HST)RouteHomes (Toronto, 2026 kitchen renovation costs)
Mid-range full kitchen remodel, total project (Toronto's most common scope)Adept describes this scope as semi-custom cabinets, quartz countertops, new flooring, a full electrical and plumbing update and a quality appliance package, and says it is the bracket most full gut renovations land in for a 120 to 200 sq ft Toronto kitchen. This row previously spanned $25,000 to $75,000 by merging three companies' different brackets.$45,000–$75,000per project (CAD, before HST)Adept Renovation & Painting (Toronto, July 2026)
High-end custom kitchen renovation with structural changes, total projectAdept describes this scope as custom millwork and premium appliances with structural changes. Both Adept and RouteHomes publish the same band independently, and both write the top as $150,000 or more.$75,000–$150,000per project (CAD, before HST)Adept Renovation & Painting (Toronto, 2026) and RouteHomes (Toronto, 2026), both state $75,000-$150,000+
Kitchen renovation cost per square foot of kitchen space (mid-range band $250-$400)RouteHomes writes the top as $500 or more per sq ft of kitchen floor area, not of countertop. It is a wide band because it spans a cosmetic refresh and a structural rebuild.$150–$500per sq ft of kitchen (CAD, before HST)RouteHomes (Toronto, 2026); same $150-$500+ range confirmed by Leo Constra, and Sosna cites $250-$400 for a quality renovation
Countertop line inside a mid-range Toronto kitchen renovation (quartz, mid-tier)Adept states this as 8 to 12 percent of a mid-range $60,000 Toronto kitchen. It is a share of one stated total, not a standalone quote, so do not add it to figures from a different company's breakdown. This row previously merged three companies' countertop lines into a $3,000 to $10,000 band.$4,000–$8,000per project (CAD, before HST)Adept Renovation & Painting (Toronto, July 2026)
Cabinets line, semi-custom supplied (largest single cost in the kitchen)RouteHomes' semi-custom tier, published directly above its stock tier at $8,000 to $15,000. This row previously merged RouteHomes with two other companies into an $8,000 to $30,000 band none of them quotes.$15,000–$30,000per project (CAD, before HST)RouteHomes (Toronto, 2026 kitchen renovation costs)
Appliances line, mid-range package (Bosch or KitchenAid tier)Adept states this as 10 to 15 percent of a mid-range $60,000 Toronto kitchen, and names the tier. A share of one stated total rather than a standalone quote.$6,000–$12,000per package (CAD, before HST)Adept Renovation & Painting (Toronto, July 2026)
Plumbing and electrical line, mid-range reno (rewiring, new shut-offs, gas line)Adept states this as 5 to 10 percent of a mid-range $60,000 Toronto kitchen and names what it covers. A share of one stated total rather than a standalone quote.$3,000–$8,000per project (CAD, before HST)Adept Renovation & Painting (Toronto, July 2026)
Condo kitchen renovation, total project (Toronto)RouteHomes writes the top as $60,000 or more and says it depends on scope, building rules and finish level. It lists elevator bookings, loading dock access, limited work hours, parking limits, noise and disposal rules, management approvals and plumbing stack limitations as the condo-specific cost issues.$15,000–$60,000per project (CAD, before HST)RouteHomes (Toronto, 2026 kitchen renovation costs)
Countertop-only quartz swap, 30-40 sq ft, no other kitchen workStone Wizards derives this from its own $45 to $95 per sq ft band, where most of its Select projects land, and says premium and designer brands run higher. This row previously merged it with a second company's figure into a $1,350 to $5,500 band, and that second company's page can no longer be read.$1,350–$3,800per project installed (CAD, before HST)Stone Wizards (Toronto quartz cost guide, 2026)

How far apart are the companies?

Far enough that a reader with two quotes should not assume one of them is wrong. The drawing below is the same rows as the table above, one axis per unit, so a square-foot rate is never set against a per cut-out fee. Each bar runs from the low figure that company advertises to its high figure, and the bar is drawn from those two numbers and nothing else. On the per project (CAD, before HST) figures the two furthest apart are $3,000–$8,000 and $75,000–$150,000, from Adept Renovation & Painting (Toronto, July 2026) and Adept Renovation & Painting (Toronto, 2026) and RouteHomes (Toronto, 2026), both state $75,000-$150,000+. Neither is the market rate, because this site has not got one and has not built one.

Every published range on this page that has two closed ends, grouped by the exact unit its own source priced it in. Read off 3 companies' own pages in August 2026.

8 published figures, per project (CAD, before HST)

  • Plumbing and electrical line, mid-range reno (rewiring, new shut-offs, gas line)$3,000–$8,000

Published by Adept Renovation & Painting (Toronto, July 2026). Adept states this as 5 to 10 percent of a mid-range $60,000 Toronto kitchen and names what it covers. A share of one stated total rather than a standalone quote.

  • Countertop line inside a mid-range Toronto kitchen renovation (quartz, mid-tier)$4,000–$8,000

Published by Adept Renovation & Painting (Toronto, July 2026). Adept states this as 8 to 12 percent of a mid-range $60,000 Toronto kitchen. It is a share of one stated total, not a standalone quote, so do not add it to figures from a different company's breakdown. This row previously merged three companies' countertop lines into a $3,000 to $10,000 band.

  • Cosmetic kitchen refresh, same layout (painting, hardware, counters, backsplash)$10,000–$25,000

Published by RouteHomes (Toronto, 2026 kitchen renovation costs). RouteHomes' lightest scope, which it puts at 1 to 3 weeks. It publishes a separate basic renovation tier at $20,000 to $40,000 immediately below it; this row previously merged the two into one $10,000 to $40,000 band.

  • Cabinets line, semi-custom supplied (largest single cost in the kitchen)$15,000–$30,000

Published by RouteHomes (Toronto, 2026 kitchen renovation costs). RouteHomes' semi-custom tier, published directly above its stock tier at $8,000 to $15,000. This row previously merged RouteHomes with two other companies into an $8,000 to $30,000 band none of them quotes.

  • Condo kitchen renovation, total project (Toronto)$15,000–$60,000

Published by RouteHomes (Toronto, 2026 kitchen renovation costs). RouteHomes writes the top as $60,000 or more and says it depends on scope, building rules and finish level. It lists elevator bookings, loading dock access, limited work hours, parking limits, noise and disposal rules, management approvals and plumbing stack limitations as the condo-specific cost issues.

  • Basic kitchen renovation, same layout and budget finishes$20,000–$40,000

Published by RouteHomes (Toronto, 2026 kitchen renovation costs). RouteHomes' second tier, at 3 to 5 weeks, described as the same layout with budget finishes and limited trade work. It overlaps the top of its own cosmetic refresh tier.

  • Mid-range full kitchen remodel, total project (Toronto's most common scope)$45,000–$75,000

Published by Adept Renovation & Painting (Toronto, July 2026). Adept describes this scope as semi-custom cabinets, quartz countertops, new flooring, a full electrical and plumbing update and a quality appliance package, and says it is the bracket most full gut renovations land in for a 120 to 200 sq ft Toronto kitchen. This row previously spanned $25,000 to $75,000 by merging three companies' different brackets.

  • High-end custom kitchen renovation with structural changes, total project$75,000–$150,000

Published by Adept Renovation & Painting (Toronto, 2026) and RouteHomes (Toronto, 2026), both state $75,000-$150,000+. Adept describes this scope as custom millwork and premium appliances with structural changes. Both Adept and RouteHomes publish the same band independently, and both write the top as $150,000 or more.

3 rows in the table are not drawn above. Each is the only figure on this page priced that way, so there is nothing on the same unit to set them against, and one bar alone on an axis says less than the row already does.

Where the countertop sits inside the whole kitchen

The countertop is rarely the thing that decides a kitchen budget, and knowing what share it is worth is what stops it being cut for the wrong reason. This is the scope ladder Toronto companies publish, then one mid-range renovation opened up into its lines, and last the option of doing the counters and nothing else.
  1. Decide the scope, before anything else

Four published tiers, from a cosmetic refresh that keeps the layout to a rebuild that moves walls. The tiers overlap at their edges because the companies publishing them draw the lines in different places.

    • $10,000–$25,000 per project (CAD, before HST), Cosmetic kitchen refresh, same layout (painting, hardware, counters, backsplash), published by RouteHomes (Toronto, 2026 kitchen renovation costs)
    • $20,000–$40,000 per project (CAD, before HST), Basic kitchen renovation, same layout and budget finishes, published by RouteHomes (Toronto, 2026 kitchen renovation costs)
    • $45,000–$75,000 per project (CAD, before HST), Mid-range full kitchen remodel, total project (Toronto's most common scope), published by Adept Renovation & Painting (Toronto, July 2026)
    • $75,000–$150,000 per project (CAD, before HST), High-end custom kitchen renovation with structural changes, total project, published by Adept Renovation & Painting (Toronto, 2026) and RouteHomes (Toronto, 2026), both state $75,000-$150,000+
  2. The other way it is published

By the floor area of the kitchen rather than by the scope. Note the unit: this is the square footage of the room, not of the countertop, and confusing the two overstates a counter budget several times over.

    • $150–$500 per sq ft of kitchen (CAD, before HST), Kitchen renovation cost per square foot of kitchen space (mid-range band $250-$400), published by RouteHomes (Toronto, 2026); same $150-$500+ range confirmed by Leo Constra, and Sosna cites $250-$400 for a quality renovation
  3. The biggest line, which is not the counters

Cabinetry, every time. It is the largest single cost in the room and the tier chosen here constrains everything downstream.

    • $15,000–$30,000 per project (CAD, before HST), Cabinets line, semi-custom supplied (largest single cost in the kitchen), published by RouteHomes (Toronto, 2026 kitchen renovation costs)
  4. The counters, as a share of one stated total

A published percentage of one company's mid-range Toronto kitchen, not a standalone quote. It is smaller than most people expect, which is the useful part.

    • $4,000–$8,000 per project (CAD, before HST), Countertop line inside a mid-range Toronto kitchen renovation (quartz, mid-tier), published by Adept Renovation & Painting (Toronto, July 2026)
  5. What else the same total is carrying

The lines that sit beside the counters in the same breakdown. They are shares of one stated total, so they are read together rather than added to numbers from another company.

    • $6,000–$12,000 per package (CAD, before HST), Appliances line, mid-range package (Bosch or KitchenAid tier), published by Adept Renovation & Painting (Toronto, July 2026)
    • $3,000–$8,000 per project (CAD, before HST), Plumbing and electrical line, mid-range reno (rewiring, new shut-offs, gas line), published by Adept Renovation & Painting (Toronto, July 2026)
  6. Or change the counters and nothing else

The scope this whole site is built around, and the one that skips every line above. A condo project sits in its own band because the building, not the kitchen, sets the constraints.

    • $1,350–$3,800 per project installed (CAD, before HST), Countertop-only quartz swap, 30-40 sq ft, no other kitchen work, published by Stone Wizards (Toronto quartz cost guide, 2026)
    • $15,000–$60,000 per project (CAD, before HST), Condo kitchen renovation, total project (Toronto), published by RouteHomes (Toronto, 2026 kitchen renovation costs)

What drives the price?

Scope drives it more than material does. The list below is ordered by how much each one moves a kitchen renovation quote in Toronto, and every line names the company that published the figure beside it, so you can read a quote and see where the money goes.

  • Whether the layout moves - keeping the sink, stove and plumbing in place saves $5,000-$15,000 (Adept); Leo Constra puts the same saving at $3,000-$8,000 in mechanical trades alone
  • Cabinet tier - stock $8,000-$15,000, semi-custom $15,000-$30,000, custom $30,000-$50,000+, full custom millwork $50,000-$100,000+ (RouteHomes)
  • Countertop material - laminate $30-$50 per sq ft installed, quartz $80-$150, granite $70-$130, porcelain slab $100-$180, marble $120-$300+ (Adept)
  • Countertop square footage - a kitchen with an island uses 60-80 sq ft, which is $5,000-$12,000 in quartz; a waterfall island edge adds $1,400-$2,200 (Adept)
  • Appliance tier - budget $5,000-$8,000, mid-range $8,000-$14,000, premium Miele/Wolf/Sub-Zero $18,000-$40,000+ (Adept)
  • Wall removal for an open plan - adds $6,000-$14,000 including the LVL beam and a structural engineer's letter at $1,200-$2,500 (Adept); Leo Constra budgets $5,000-$15,000 for significant structural changes
  • Age and condition of the house - knob-and-tube wiring, galvanized plumbing, asbestos tile and out-of-square framing push pre-1950 GTA homes 10-25% over the initial estimate once demolition starts (Adept)
  • Condo access constraints - elevator bookings, loading dock access, limited work hours, disposal rules and plumbing stack limits all add time, and moving drains or exhaust may not be permitted at all (RouteHomes)

What's specific to Ontario and Toronto?

Ontario rules and Toronto's climate change the math in ways national price guides miss. Here is what applies locally, from HST to permits to freeze-thaw.

  • Ontario HST is 13% and most GTA renovation quotes are shown before tax. RouteHomes gives the worked example: a $60,000 project becomes $67,800 once 13% HST is added. Confirm in writing whether a quote is tax-in or tax-extra before comparing two contractors, because the difference is larger than most of the line items being compared.
  • A building permit is not required in Toronto for a like-for-like kitchen. The City of Toronto's official list of work that does not require a building permit includes 'Installation of cabinetry and millwork' and 'Repairing and replacing plumbing fixtures'. A permit is required for structural or material alterations and to 'install or modify heating and or plumbing systems', which is what catches a relocated sink, a new island sink or a removed wall. The City notes the list is not exhaustive and that Zoning Bylaw compliance still applies even when no permit is needed.
  • When a Toronto kitchen permit is required, the City's 2026 fee for interior alterations in a residential (Group C) building is $11.53 per square metre of work, and a minimum fee of $214.79 applies to all work. Examination and inspection activities are billed at $92.79 per hour (2026 rates). A 12 square metre kitchen calculates to about $138 by area, so the $214.79 minimum is what most single-kitchen applications actually pay in City fees. Design drawings and structural engineering are separate and are the larger cost.
  • Electrical work is handled by the Electrical Safety Authority, not the City. Under the Ontario Electrical Safety Code, electrical work must be reported to ESA by filing a notification of work before the work starts, and the person doing the work must file it. ESA also states that Licensed Electrical Contractors are the only businesses in Ontario legally authorized to do electrical work in your home, that qualified electricians and Master Electricians are not permitted to perform work for hire, and that general contractors are not licensed to do electrical work. ESA flags it as a red flag if a contractor asks you to file the notification in your own name.
  • Condo kitchens carry an approval layer on top of the municipal one. The Condominium Authority of Ontario states that unit owners generally must make a request to their board to have a renovation approved and may also need approval from the municipality, that every corporation has its own declaration, by-laws and rules, and that changes affecting structural integrity or other owners' safety are unlikely to be approved. In practice GTA contractors report boards also requiring contractor insurance, WSIB clearance, renovation forms, deposits, elevator and loading dock bookings, restricted work hours and protection of common areas (RouteHomes).
  • GTA trade rates for 2026 vary widely between sources, so widen rather than pick one. Adept lists licensed plumbers at $130-$190 per hour and licensed electricians at $120-$180 per hour; David Reno lists plumbers at $70-$90 and electricians at $85-$110; Magic Window lists plumbers at $70-$130 and electricians at $80-$150. General contractor project management is more consistent, quoted at 10-20% of total project cost by both Adept and David Reno, and 10-15% by Magic Window.

How can I pay less?

You can keep kitchen renovation costs down without cutting the parts that matter. These are the levers GTA homeowners actually use, each tied to a real number above.

  • Leave the plumbing where it is. This is the single largest lever a homeowner controls: keeping the sink, stove and dishwasher in their existing positions saves $5,000-$15,000 (Adept), because it removes the plumbing permit trigger, the wall and floor opening, and most of the electrical rerouting.
  • Replace the surface only if the cabinets are sound. A 30 to 40 sq ft quartz swap is $1,350 to $3,800 installed at Stone Wizards against $25,000 to $75,000 for a mid-range gut. Budget separately for removing and disposing of the old top, because no company cited here that can still be read publishes a figure for it. If the boxes are solid but tired, refacing the doors and drawers costs 40 to 50 percent less than full cabinet replacement (Leo Constra) and pairs with the new surface.
  • Choose semi-custom over full custom cabinets. Semi-custom delivers most of the benefit at 40-50% less cost than fully custom (Leo Constra), and Adept puts the jump from semi-custom to full custom at an extra $15,000-$30,000 on the total. A well-executed IKEA SEKTION build saves $8,000-$12,000 against semi-custom with minimal loss of function (Adept).
  • Pick quartz over premium natural stone. Quartz runs $80-$150 per sq ft installed against $120-$300+ for marble (Adept). On a 40 sq ft kitchen that is roughly $3,200-$6,000 versus $4,800-$12,000, and quartz does not need annual sealing. Leo Constra notes quartz at $60-$100 per sq ft often lands below premium natural stone installed.
  • Phase the work in the right order. Countertops cannot be templated until the cabinets are installed and level, and the backsplash follows the countertop, so a surface-first phase locks nothing in. Doing cabinets and countertops now and deferring flooring and appliances to a later year spreads the spend without redoing anything.
  • Time the appliance purchase, not the construction. Leo Constra reports appliance packages predictably discounted around Victoria Day, Labour Day and Black Friday, saving $1,000-$3,000 on a full package. Order them early regardless: appliance dimensions drive cabinet drawings, electrical load and ventilation, and changing them after cabinets are ordered causes delays and extra cost (RouteHomes).

Where do these numbers come from?

From 3 companies' own published pages, and nowhere else. Countertop Installersdid not survey anyone and did not model, average or interpolate a single figure. Every price above was read off a named company's page in August 2026, is reproduced with that company named beside it, and carries the caveat that company attached to it. Several of those companies compete with each other and are listed in this directory, so no single one of these ranges is the market rate. Here is what reconciling them turned up.

  • GTA renovation quotes for a full kitchen disagree by a wide margin, and the disagreement is real rather than sloppy. Adept Renovation & Painting puts the mid-range full remodel at $45,000-$75,000 and calls it the bracket most Toronto gut jobs land in. RouteHomes says $40,000-$75,000. Leo Constra puts mid-range at $25,000-$50,000 and KarRenovation at $30,000-$60,000. The honest planning range is therefore $25,000-$75,000 before HST, and the single biggest reason two quotes differ is scope, not markup. RouteHomes puts it plainly: two quotes can be $20,000 apart because one includes work the other has left out.
  • The countertop share of a kitchen budget is one of the few numbers in this market that multiple independent sources agree on. Stone Wizards, a Toronto quartz fabricator, states that in a full kitchen renovation countertops typically represent 8 to 15 percent of the total project budget. Adept's line-item breakdown of a $60,000 Toronto kitchen puts mid-tier quartz countertops at $4,000-$8,000, or 8-12% of budget. Leo Constra's own mid-range column ($3,000-$7,000 for countertops against a $25,000-$50,000 mid-range total) works out to 12-14%. All three land inside 8-15%, so that share holds up.
  • The share is not fixed, though, and material choice is what moves it. RouteHomes prices marble and natural stone at $10,000-$25,000+ installed against a $40,000-$75,000 mid-range total, which is 25-33% of budget rather than 8-15%. Adept prices marble at $120-$300+ per sq ft installed versus quartz at $80-$150. Choosing premium stone on a mid-range budget roughly doubles or triples the countertop's slice, and the money has to come out of cabinets, appliances or labour.
  • Cabinets and labour, not the countertop, are what actually set the budget. Adept's $60,000 breakdown gives 30-40% to semi-custom cabinetry and 25-30% to labour, demo, disposal and project management. RouteHomes puts cabinetry at 30-45% and labour at 30-50%. Sosna says cabinetry and labour together often exceed 65% of total cost. Between them, those two categories consume roughly two-thirds of a Toronto kitchen budget, which is why a countertop upgrade is usually the cheapest way to change how a finished kitchen looks.
  • The gap between a surface-only swap and a full gut is roughly an order of magnitude. Replacing 30 to 40 sq ft of quartz with no other work runs $1,350 to $3,800 installed in Toronto at Stone Wizards' own rates, about 5 to 8 percent of the cost of a $50,000 mid-range gut. The trade-off is that a swap inherits the existing cabinet layout, cabinet height and sink position, so it fixes appearance and durability but not workflow. Leo Constra notes that refacing solid cabinet boxes costs 40 to 50 percent less than full replacement, which pairs naturally with a countertop-only swap.
  • Toronto costs more than the surrounding GTA, but by less than most homeowners assume. Adept reports Toronto projects running 8-12% above comparable work in surrounding municipalities on account of permit oversight, parking and access restrictions, and higher trade rates, and puts the core-versus-outer-GTA labour gap at 5-10% rather than 25-30%. The larger cost variable is the age of the house: Adept says pre-1950 GTA homes run 10-25% over initial estimate once demolition begins, which is why every source in this guide recommends a contingency of 10-15% for newer homes and 15-20% for older Toronto stock.
  • Two sources were dropped from this page in August 2026. Easy Renovation and Countertop Pro GTA are both bot-blocked now, so the mid-range bracket credited to Easy Renovation, its sequencing note, and Countertop Pro's countertop-swap and removal figures all came out. Nothing replaced the removal figure: no company on this page that can still be read publishes one for a countertop-only swap, and this guide would rather show the gap than fill it.

What does the work look like?

Like this. Every photograph below was taken by the shop under it, of a job that shop did, and it links through to that shop's profile. Countertop Installers holds 3,205 of these across 869 businesses and took none of them. A finished edge, a seam you can or cannot see, and how a slab meets a cabinet run are the things a quote is actually about, and they are quicker to judge in a photograph than in a paragraph.

Can I work it out for my own kitchen?

What do the terms on a countertop quote mean?

These are the words that decide what a number covers. Each one is defined here because this guide uses it above, not because a glossary needs filling.

Mitred waterfall
A vertical panel of the same slab running down the side of an island to the floor, joined at the corner with a 45 degree cut so the veining carries around it. Priced per side because each one consumes extra slab and a precision joint.
Refacing
Replacing the doors, drawer fronts, hinges and visible veneer while keeping the existing cabinet boxes where they are. It is a different job from new cabinetry and is priced as its own thing, and because the boxes stay, the layout stays with them.

Which other cost guides should I read next?

These three quote the most fabricators in common with this page, so they are the ones that let you check a number against a second material or a second scope.

How much does a full kitchen renovation cost in Toronto in 2026?

Sources disagree enough that the honest planning range is $25,000-$75,000 before HST for a mid-range full renovation. Adept Renovation & Painting quotes $45,000-$75,000 and says that bracket covers most GTA gut jobs; RouteHomes says $40,000-$75,000; Leo Constra puts mid-range lower at $25,000-$50,000 and KarRenovation at $30,000-$60,000. Budget work with the layout unchanged runs $10,000-$40,000, and high-end custom kitchens run $75,000-$150,000. Add 13% HST on top if the quote is before tax: a $60,000 project becomes $67,800.

What share of a kitchen renovation budget does the countertop actually take?

8 to 15 percent. Stone Wizards, a Toronto fabricator, states countertops typically represent 8 to 15 percent of a full kitchen renovation budget. Adept's line-item breakdown of a $60,000 Toronto kitchen puts mid-tier quartz at $4,000-$8,000, or 8-12%. Leo Constra's mid-range figures work out to 12-14%. The share climbs well past that if you choose premium stone: RouteHomes prices marble and natural stone at $10,000-$25,000+ against a $40,000-$75,000 mid-range total, which is 25-33% of the budget.

Is it cheaper to just replace the countertop instead of renovating the whole kitchen?

Far cheaper. A quartz swap on a typical 30-40 sq ft Toronto kitchen costs $1,350-$3,800 installed, plus $500-$2,000 to remove and dispose of the old top. That is roughly 5-10% of a $50,000 mid-range gut. A larger kitchen with an island uses 60-80 sq ft of countertop and runs $5,000-$12,000 in quartz. The limit is that a swap keeps the existing cabinet layout and sink position, so it improves appearance and durability but does not change how the kitchen works.

What is the biggest line item in a Toronto kitchen renovation?

Cabinets, then labour. In Adept's breakdown of a $60,000 Toronto kitchen, semi-custom cabinetry is $18,000-$28,000 (30-40% of budget) and labour, demolition, disposal and project management is $12,000-$22,000 (25-30%). RouteHomes puts cabinetry at 30-45% and labour at 30-50%. Sosna says the two together often exceed 65% of the total. Countertops at 8-15% and appliances at 10-15% are much smaller shares than most homeowners expect.

Do I need a permit to renovate a kitchen in Toronto?

Not for like-for-like work. The City of Toronto's official list of work that does not require a building permit includes installation of cabinetry and millwork, and repairing and replacing plumbing fixtures. You do need a permit for structural or material alterations and to install or modify plumbing systems, which covers moving a sink, adding an island sink or removing a wall. Where a permit applies, the City's 2026 interior alteration fee for residential buildings is $11.53 per square metre with a $214.79 minimum on all work. Electrical is separate: under the Ontario Electrical Safety Code, a notification of work must be filed with the Electrical Safety Authority before work starts, and only a Licensed Electrical Contractor may do the work for hire.

How much more does a condo kitchen renovation cost in Toronto?

A condo kitchen runs $12,000-$60,000 depending on scope, with RouteHomes citing $15,000-$60,000+ and Adept putting a sub-70 sq ft condo kitchen at $20,000-$35,000. Condo kitchens are smaller but not proportionally cheaper, because elevator bookings, loading dock access, restricted work hours and disposal rules add labour time. The Condominium Authority of Ontario notes that owners generally must request board approval for a renovation and may also need municipal approval, and that changes affecting structural integrity or other owners' safety are unlikely to be approved. Keeping the sink, dishwasher and exhaust near their existing positions is the main cost control, since moving a plumbing stack or ventilation may not be permitted at all.
